Makhachkala holds most affordable prices per square meter of residential real estate in Dagestan

Dagestan government has established economically justifiable cost per square meter of residential property in its municipalities for the third quarter of 2025. Makhachkala retains its position as the most expensive city, with a price of RUB 145,900 per square meter.

Kaspiysk follows closely behind with RUB 140,000 per square meter, while Derbent occupies the third position with RUB 138,000. Notably, Kizilyurt has moved into fourth place, surpassing Izberbash, with a cost of RUB 115,000 per square meter.

This market value index is crucial for determining the amount of social housing subsidies available for purchase and construction, including state target programs for orphaned children.
