Derbent leads in residential construction activity within Dagestan, surpassing both Makhachkala and Kaspiysk

Data from the Unified Housing Information System reveals a significant 45% year-on-year increase in construction volume within the republic. As of September 2025, the total construction area reached 1.1 million square meters, compared to 762 thousand square meters in September 2024. This robust growth places Dagestan as the seventh most active region in Russia for ongoing construction projects.
Currently, 106 residential buildings are under development, projected to provide housing for approximately 18,000 individuals. Derbent boasts the largest construction footprint, with 275 thousand square meters of residential space underway. Kaspiysk follows closely behind with 262 thousand square meters, while Makhachkala occupies third place with 229 thousand square meters under construction.
